Summary

This stunning waterfront property, in La Jolla San Diego, was built by McGuiness Construction. Early in the planning stages, the owners, who are based in Europe, were introduced to Lightworks by their Architect, Island Architects of La Jolla. After the initial introduction, Lightworks engaged in multiple design consultations with the owners, to understand their specific requirements as this home was going to be used as a vacation home for their family, while visiting the US, as well as a short-term vacation rental investment. Their needs meant there were specific design considerations and custom features required to allow for this multi-use property. Right from the outset the client chose to leverage the benefits of a smart home to help enhance the guest experience.

The client wanted to make accessing the property easy, the entertainment simple to use and to minimize the energy costs for both heating and cooling as well as natural ventilation and sunlight control.

Included in the customized features installed by Lightworks was a water leak detection technology, installed in the laundry, wet bar area and dishwasher, to shut off the main water supply on the detection of water leaks. Another energy saving feature programmed in the home is that if a window is left open for more than 30 minutes, the air conditioning will automatically turn off.

Control 4 was chosen as the automation platform due to its capabilities to meet the client’s automation requirements. One of Control 4’s features allow the integrated system to control access, giving the owners and property managers the ability to change access codes and provide different security levels for different people entering the house including owners, tenants, cleaners, and property management company.

The Control 4 system and app also met the client’s other major consideration, an entertainment system that is easy to use with the ability to have direct access source buttons for entertainment – Netflix, YouTube, Spotify, throughout all the rooms, making this extremely user friendly without the need for tutorial. A state-of-the-art security system was also installed on this property.

Lighting Design was another focus for the project with a close collaboration between Lightworks and the clients to meet a blended aesthetic from their home in Europe to the La Jolla shoreline. A Lutron HomeWorks lighting control system was specified, installed, and programmed to work in concert with the Control 4 system and simplify the homeowner’s interaction.

Taking into consideration the minimalistic aesthetic in this gorgeous home, sleek keypads that control both lighting and motorized shading were selected, to reduce the clutter that multiple switches and dimmers can add.

Along with the technology requirements, the clients had some specific design requirements to enhance the lifestyle experience of those residing in the home while maximizing the beauty of the home’s beachfront location. One of these design features was that the clients wanted all the 31 Lutron Motorized shades and 2 motorized Hunter Douglas shades, throughout the home, to be hidden in pockets. Due to the original design, this was not initially possible, so Lightworks worked closely with Island Architects and McGuinness Construction to find a solution to work for all parties and deliver the result the client wanted.

To maximize the stunning view while allowing projection from bugs, 2 large retractable screens were installed, to be used when the large sliders where open and when not required, these screens retracted into the wall cavity, so they were not in view when they were not in use.

The Control 4 operating system was programmed so when guests entered the powder room, on the first floor, the lights would turn on and classical music would play when occupied. One of their specific requests was to be able to access the roof mounted camera, from any device, so they could gaze at the stunning ocean and beach views during the long European winter months.

This project shows that collaboration with the client, architect, and construction company to customize and personalize solutions, within an integrated system, results in meeting the expectations and needs of a client!
